General Community Information

Official information, notices, forms, maintenance requests, and community updates are available on the Elysium website. Important updates may also be shared on the Facebook page, however the website remains the primary information source.

Maintenance & Repairs

Please use the online Maintenance Request Form on the website. This ensures requests are documented, tracked, and directed to the appropriate person.

Using the form creates a proper record, allows tracking and follow up, ensures requests are not overlooked, and helps prioritise urgent issues appropriately.

Please include your name and address, location of the issue, description of the problem, photos if possible, and whether the issue is urgent or presents a safety risk.

Responsibility depends on whether the issue relates to common property, Body Corporate infrastructure, private lots, utility providers, or council infrastructure.

Community Facilities

No. The Rec Centre is a shared community facility for all residents and is not available for exclusive private bookings.

No. The tennis courts operate on a shared community use basis and there is currently no booking system in place.

The access code is periodically updated to help prevent unauthorised access from the broader external community.

It is the responsibility of all owners to ensure their property managers and tenants receive current tennis court access information.

Owners are responsible for ensuring tenants and property managers receive all relevant estate information, including by laws, access codes, community updates, website information, facility rules, safety information, and maintenance procedures.Type your paragraph here

Rec Centre Access Cards

All lost swipe cards must be reported promptly through the website maintenance request system. Please also notify the Elysium Estate Coordinator so the lost card access can be restricted or disabled where necessary.

A maximum of two Rec Centre access cards are allocated per property. The tennis courts operate on a shared community use basis and there is currently no booking system in place.

All swipe cards remain the responsibility of the property owner.

The Committee continues to receive reports of unauthorised access to estate facilities by members of the wider external community. This is not acceptable.

Community Conduct

Elysium aims to maintain a respectful and peaceful living environment for all residents, contractors, volunteers, committee members, and visitors.

The following behaviour will not be tolerated:

    • Bullying or harassment
    • Threatening behaviour
    • Abusive or aggressive conduct
    • Profanities directed at others
    • Intimidation
  • Repeated antagonistic behaviour

Where appropriate, serious incidents may be reported to Queensland Police.

Rec Centre Security & CCTV

Yes. The Rec Centre and surrounding common property areas are monitored by CCTV cameras for the safety, security, and protection of residents, facilities, and community assets.

CCTV recordings are stored and may be reviewed where required in relation to security incidents, vandalism or damage, unauthorised access, theft, safety concerns, breaches of community rules, and inappropriate or unacceptable behaviour.

Where appropriate, footage may be used to help identify individuals involved in misconduct in and around the Rec Centre and common property areas.

Safety & Security

Yes. An AED is located at the Rec Centre for emergency use.

For all emergencies, please contact 000 for police, fire, or ambulance, appropriate utility providers for urgent outages, or emergency trades directly where necessary.

Communications & Response Times

No. Facebook, website enquiries, committee emails, and contractor communications are not monitored 24 hours a day, 7 days a week.

Neither the Committee nor contractors provide an emergency response or around-the-clock monitoring service.

    • The Committee and contractors do not provide emergency response services or continuous monitoring.
    • Maintenance requests, complaints, and operational issues should be submitted through the appropriate                    website forms wherever possible.
    • In an emergency, residents should contact emergency services, utility providers, or emergency trades directly            where appropriate.
    • Comments containing bullying, abuse, intimidation, aggressive behaviour, excessive profanity, or personal                attacks may be removed.
    • Serious incidents or threatening behaviour may be referred to Queensland Police where appropriate.
    • The Committee reserves the right to moderate social media content to maintain a respectful and constructive          community environment.
