Community Management

Elysium Noosa is managed through a Body Corporate, supported by elected volunteer committee members, professional management and specialist contractors.

The Committee is responsible for overseeing the administration, maintenance and governance of the community on behalf of all owners. Formal Committee meetings are generally held three times each year, together with the Annual General Meeting. Additional meetings may be held where necessary to address significant matters affecting the community.

To ensure requests are managed efficiently and fairly, owners and residents are encouraged to use the appropriate online forms and email contacts provided throughout this website.

Body Corp Management

Elysium Noosa's Body Corporate is professionally managed by StrataLiving.

StrataLiving is responsible for the day to day administration and financial management of the Body Corporate, including levy administration, financial reporting, insurance, record keeping, meeting administration and legislative compliance. StrataLiving works closely with the Elysium Committee to support the effective management of the community.

Owners and residents can access a range of information and services online through the StrataLiving App and StrataMax Portal, including access to documents, levy information and account details.

Please note that Committee members are volunteers who meet formally three times each year, together with the Annual General Meeting.

To ensure enquiries are managed efficiently and fairly, all maintenance requests must be submitted using the Maintenance Request Form available on this website. 

Committee members do not conduct Body Corporate business via personal phone numbers, text messages, social media or private email addresses, and these communication channels are not monitored for Body Corporate matters.

Estate Operations Coordinator – Scott Montague

The Elysium Estate Operations Coordinator provides operational oversight, contractor coordination, maintenance triage and communication support on behalf of the Body Corporate Committee.

The role assists with the day to day coordination of common property maintenance and works, liaises with contractors and service providers, and supports the implementation of Committee decisions relating to the operation and presentation of the estate.

Please note that this is a part time position with limited hours. The role is not a caretaker service, concierge service or after-hours contact point, and is not responsible for responding to direct resident requests outside approved communication pathways.

Residents are encouraged to submit maintenance requests through the Maintenance Request Form and direct Body Corporate enquiries to StrataLiving or the Committee email address as appropriate.
